Columbus House 1 and 2
Two small homes with the goal of adding density and affordability.
Challenge
Design two starter homes for an urban infill lot. Add density to the neighborhood at an affordable price point.
Process
We started with research to explore programming desires that would lead to greater market value. These included front and rear covered porches, two full baths, and a dedicated laundry room. Thoughtful massing was given to the forms, providing a modern update to the surrounding context. As a consequence of the small site, we chose to create the largest coverage possible for interiors and roof, while carving out voids to act as covered porches.
Outcome
Both houses sold for asking price within 12 days of listing, 18 days sooner than the average time on the market.
